What homeowners say
We highly recommend this Property Management company. We found them to be incredibly responsive, easy to work with, and always professional. Their co-host support has been amazing - quick to communicate and genuinely helpful. Our home is consistently cleaned on time and maintained to a high standard. We also appreciate that their financial reports are very transparent and easy to understand. They're a pleasure to deal with and we couldn't be happier with the results.
Working with Wildroots Property Management has been a great experience. They are responsive, hardworking, and genuinely care about our property and the people they work with. I really appreciate Wildroots’ honesty, strong sense of ethics, and willingness to go the extra mile. It gives me real peace of mind knowing they are looking after my property in Costa Rica.
We couldn’t be happier with Aaron. He has been incredibly fast, efficient, and responsive whenever anything has come up. We always feel confident knowing that our property is in good hands. He is trustworthy, reliable, and goes above and beyond to make sure things are taken care of properly and in a timely manner. Being property owners from Canada, having someone we can depend on locally is extremely important to us, and he has given us complete peace of mind. We highly recommend him to anyone looking for a property manager in the Uvita & surrounding areas. We truly appreciate everything he does for us and are very happy to have him looking after our property!

We highly recommend Aaron Ugalde as Property Manager, as he is honest, responsible, professional and capable. He was our Property Manager for our home in Uvita (now sold). We felt completely comfortable knowing he was there. Our guests often commented on his friendliness and attentiveness. Aaron has great suggestions, yet does listen and respect all views. As we do not speak Spanish, we found it very helpful to have someone fluent in English and Spanish. Aaron would keep us apprised of any major issues that arose, although was able to figure most things out on his own. Aaron was a pleasure to work with, and we are grateful to him and his wife and wish them the best.
We have worked closely with Aaron for over a year and we recommend him highly. Very professional and wise and always there for us. We appreciate him very much!
Wildroots has been an excellent property manager for our rental house. They are always quick to respond and efficiently take care of any issues. I recommend them 100%!

What owners ask first
- What does property management cost in Costa Rica?
- Ours has three parts: a one time setup fee before the house goes live, a flat monthly management fee, and a commission on booking revenue. We confirm the figures for your house in writing after the walk-through. Work outside the scope of management is billed separately and quoted before it starts wherever that is practical.
- Which areas do you cover?
- Uvita, Bahía Ballena, Dominical, Dominicalito and Ojochal, on the South Pacific coast. We keep the portfolio small on purpose, so we only take on homes we can actually look after.
- Can I still use the house myself?
- Yes. Owner stays are blocked on the calendar like any other booking. It is your house, and using it is part of why you bought it.
- Do you handle ICT registration, IVA and electronic invoicing?
- Short term rentals in Costa Rica have to be registered with the ICT under Law 9742, charge 13% IVA on stays and issue electronic invoices, and some cantons also require a municipal patente. How much of that we run day to day depends on how your ownership is set up, so we agree it before we start.
Tell us about your home.
Message the team on WhatsApp, or send an enquiry, with where the house is and how you use it. We answer in English and Spanish, usually within minutes.
