Property Management in Costa Ballena

A local team looking after vacation and long-term rental homes from Dominical to Ojochal, with weekly house checks and fees set out before you sign.

WildRoots in brief

WildRoots Property Management is a property management company founded in 2023 and based in Uvita, on Costa Rica's Costa Ballena. We manage vacation rental homes and long-term rental homes in Uvita, Bahía Ballena, Dominical, Dominicalito and Ojochal.

We keep the portfolio small on purpose, so that every house is walked every week and every owner knows what is happening at their property. Guest messages are answered around the clock in English and Spanish, and our fee structure is published on this site.

What management includes

The same care for every house, whether it is booked that week or standing empty.

A weekly house check

Every house is walked every week, booked or not: pool, water system, roof and drainage, air conditioning, the connection, gas, locks and grounds. Small things are fixed; larger ones are quoted before any work starts.

Guests looked after around the clock

Enquiries, bookings and messages during a stay are answered in English and Spanish, usually within minutes, including at night. Check-ins and cleaning between stays are coordinated by a team that lives on this coast.

Listings, pricing and marketing

We run the listing on Airbnb and VRBO as if it were our own, adjust pricing through the seasons, and take direct enquiries for each house through this website.

Maintenance through vendors we know

Pool, garden, repairs and cleaning go to local vendors we already work with, rather than whoever answers first.

A clear statement every month

Owners receive a monthly statement, and anything that needs a decision comes to you before the work happens rather than after.

Long-term rentals as well

We also manage homes let by the month or the year: finding and looking after the tenant, collecting the rent and keeping the house in order.

The towns we cover

The Costa Ballena runs along the South Pacific coast from Dominical to Ojochal. We work the length of it.

Uvita and Bahía Ballena

The middle of the coast, at the entrance to Marino Ballena National Park. Homes on the flat land near the bay and in the hills above it.

Dominical and Dominicalito

The surf town at the north end and the calmer bay beside it, with the Escaleras ridge above, where the roads are steep and the green season matters.

Ojochal

The quiet southern end, where the houses sit further apart and guests come for the restaurants and the wetlands beyond.

How we charge

Our pricing has three parts, disclosed before you sign: a one-time setup fee before the house goes live, a flat monthly management fee, and a commission on booking revenue. Work outside the scope of management is billed separately and quoted before it starts wherever that is practical.

Management pricing in Costa Rica is not standardized, which makes quotes hard to compare. We explain the three parts on the page about how we charge, and confirm the figures for your house in writing after the walk-through.

How to compare property managers on this coast

Questions worth asking any company you are considering, including us.

How often is the house inspected, and by whom?

A weekly walk-through by someone who knows the house is different from a monthly visit or a glance at the gate. Ask what is on the checklist.

Who answers a guest at night?

A pump or a power problem does not wait for office hours. Ask who picks up, in which languages, and who actually goes to the house.

What does the fee cover, and what is billed on top?

A single low percentage rarely covers setup, oversight and maintenance coordination. Ask for every component in writing before you sign.

How is the legal side handled?

Short term rentals in Costa Rica have to be registered with the ICT, charge 13% IVA on stays and issue electronic invoices. Ask who does what.

What will I see each month?

Ask for a sample statement. You should be able to see what the house earned, what was spent and why, without having to ask.
